Asphalt Sealcoating

Asphalt pavement, to keep in simple terms, is primarily rock, stone or gravel, along with a binder. The rock (or aggregate) is held together with this binder known as asphalt cement. Maintaining this binder is essential in prolonging the deterioration of asphalt surfaces. Over time, weather, traffic and chemicals will degrade the binder and begin degrading the asphalt. As this continues the surface turns brittle. To reduce the effects of these elements, it is important to implement a maintenance program that utilizes sealcoating to extend the life of your pavement.

Sealcoating provides a layer of protection, prevents oxidation and stops weather damage. In addition, sealcoating provides a slip resistant surface with a deep black finish that beautifies parking lots and driveways. These products can be applied by brush, spray or squeegee. Schedule your sealcoating program regularly, on average every three years, and  you will more than double the life of your asphalt for minimal cost. This will save you significant money instead of having to pay thousands of dollars for new pavement.

Pavement Marking

Professionally applied line striping improves the appearance of any parking lot. Careful planning goes into creating a layout that is efficient and improves traffic flow, reduces confusion and increases safety. Well-marked areas inform drivers of restricted parking areas, fire lanes, loading zones, pedestrian crosswalks, parking designations and customized road markings.

Parking Stops

Along Those Lines can also install a range of commercially available parking blocks/stops. Installed parking stops can protect structures from being accidentally struck by cars (as well as protect the cars themselves). They also provide an additional measure of safety where parking spaces abut pedestrian walkways. Our stops are sturdy and extremely durable. They are available in concrete, industrial rubber and heavy-duty plastic. Rubber and plastic stops come in a variety of colors, including white, gray, safety yellow and handicapped blue.
Concrete stops can be painted as required.

ADA Compliance

The Americans with Disabilities Act Accessibility Guidelines (ADAAG) clearly states that you must adhere to its stringent accessibility guidelines. This means that the number of striped accessible parking spots and van accessible spots must be in the designated areas and proportional to the amount of striped traditional spaces. This is dependent on several factors including the type of business, number of total parking spaces and the location of your business. We can help you plan and comply with ADA guidelines.

Asphalt Repair

Professional asphalt repair and sealcoating services can improve the condition and extend the life of any residential or commercial asphalt surface. Heavy use and Alabama weather conditions make asphalt parking lots, driveways, roads, walkways, sports courts and other blacktop surfaces vulnerable to cracking, depressions and potholes.

Cracks

Cracks and potholes undermine the structural integrity of pavement. There are numerous solutions available to repair cracks and potholes in pavement. Cracks can be repaired using a hot pour or cold pour crack sealant.

    Hot Pour

Hot pour rubberized crack fill is heated in a kettle and is poured into the crack, forming a watertight barrier when properly applied. Hot pour crack fill can be used on larger cracks and is what we recommend for most jobs.

    Cold Pour

Cold pour is used when equipment for heating the crack fill is not available and can be used on cracks up to 1/2 inch wide.

Potholes

Pothole repair can be as simple as installing cold patch asphalt and then tamping to the correct compaction to infrared heating pothole repair to removing the pot hole area and applying an asphalt patch. A preventative maintenance schedule should extend the life of asphalt pavements, improve its overall serviceability and reduce repair costs. If maintenance isn’t provided, asphalt pavements can be expected to deteriorate prematurely.

A national case study found that the cost to not maintain a parking lot was eight times greater than maintaining due to the significant cost of repair and reconstruction.

Service Schedules

We have the knowledge and experience to put together an asphalt pavement maintenance program that is budgeted to help maintain the life of your pavement investment. Our asphalt maintenance programs can be tailored to meet your individual and specific needs and should include the following as a general rule:

  • Annual Preventative Maintenance
  • Visual pavement evaluations should be performed each spring or fall
  • Documenting the progress of distress to provide information on effective times to apply preventative maintenance treatments
  • Cleaning and sealing cracks
  • 3 to 5-Year Preventative Maintenance
  • Budgeting for a sealcoat treatment at approximate intervals of three to five years to reduce oxidative embrittlement problems
  • 5 to 10-Year Corrective Action
  • Corrective maintenance may be necessary, as dictated by the pavement condition, to repair rutting, cracking and structurally failed areas
  • Corrective maintenance may include full depth patching, milling and overlays
